Terms and Conditions
Bookings are made and accepted only on the following conditions:
Contract between: the Owners & Guest (as stated on booking form)
The Guest and the Owners acknowledge that this agreement forms the entire agreement between the Owner and the Guest acting on behalf of all the persons on the booking.
The use of the accommodation and facilities are entirely at your own risk and no responsibility will be accepted for injury, loss or damages to the user, their belongings, or their motor vehicles.
1. The Rental
· Rental confers upon the Guest and all persons mentioned the right to occupy for a holiday as mentioned in the Housing Act 1988 Schedule 1 Paragraph 9 and the Guest and all persons mentioned on the Booking form acknowledge that the rental granted by this Agreement is not an assured tenancy and that no statutory periodic tenancy will arise.
2. Payment Policy
· A non-refundable deposit of 50% of the booking is payable by bank transfer, within 3 working days of the initial reservation being confirmed by E Mail by the Owner
· The balance must be paid no less than 3 weeks in low/mid season & 4 weeks in high season prior to your arrival date. On receipt of the balance, full details of key collection arrangements and directions to the property will be sent no later than one week prior to arrival.
· In the case of bookings made within 4 weeks of the commencement of the holiday the full amount should be paid.
3. Cancellation
· All bookings (which includes deposit payments) are deemed as nonrefundable except in circumstances that are deemed to be exceptional by the owner.
· If the cottage is re let for the same period payment may be transferred to another date within 12 months of the original booking
· We recommend that guests will have or will take out a holiday insurance policy (which includes cancellation insurance covering sickness and unavoidable reasons for cancellation) prior to their stay.
4. Size of Party
The max number of persons permitted to stay is two as stipulated on The Gate Lodge website, advertisements or literature published by us. Two guests staying must not be exceeded unless prior consent by the owners is given. We ask for full names for each occupier including ages of under 18’s. Only those persons may occupy the premises.
The person who completes the booking certifies that:
· They are authorised to agree to the booking conditions on behalf of all persons on the booking form including any changes;
· They are over 18 years of age and a member of the party occupying the property;
· They have agreed that they act as principal and always have absolute liability for all the members of the party.
5. Pet Policy
· The Gate Lodge has a strict NO Pet or animal policy with no exceptions. Any persons not adhering to this will be requested to leave the property immediately with no refund given.
· The full deposit will be withheld to enable us to fumigate and deep clean the property ready for the next guests.
6. Suitability:
Health & Mobility:
· Should there be any specific health or mobility difficulties which may affect a party member, we request that this is pointed out at the initial reservation stage so the suitability of the property can be established.
· Wheelchair users: The property is not wheelchair adapted and access to the property is via 2 steps. The bathroom facilities may not be suitable for wheelchair users or those with mobility issues.
· Young Children: The property is not deemed suitable for children under 14 due to the lack of facilities/equipment and therefore children under this age are not permitted.
7. Wi-Fi
Wi-Fi is available but the allowance is not unlimited. We ask that you do not use the internet - excessively - for downloading or streaming music or videos. The owners of this property and their family also work from home and share the internet which may affect internet speeds. Please also be aware that sharing and streaming copyrighted material is not allowed.

8. Arrival and Departure times
· Guests may arrive anytime after 4.00pm on the day of your booking.
· You must vacate the property promptly by 10.00am on the day of departure, if you have not vacated the property by this time, the Housekeeper may enter the property in order to commence her cleaning duties.
9. Lost property
We cannot accept responsibility for any items you leave behind in the property after your holiday, but if you contact us we will endeavour to locate the lost item(s)
· If lost property is found, we will inform you and agree the means to return it. We will return the goods at cost & will charge a £10 administration charge.
· Any unclaimed items will be disposed of after two weeks.
10. Renter Obligations
You agree to:
o Take reasonable care of the property and ensure that the property and all equipment is left as it was found.
o
o Pay for any losses or damages to the property (except reasonable wear and tear).
o Not to smoke, vape or allow others to smoke inside the property
o Allow reasonable access to the property if necessary due to any issue that has arisen during your stay
o Not exceed the total number of persons in the property as stated in the details and on the booking form, or share the property, or part with possession of the property to another person.
o Are not permitted to have guests visiting the premises without prior permission from the owners.
o Not use the property as a party venue to include Stag or Hen nights.
o Do not play music after 9.30pm in the evening.
11. It is mutually agreed that:
· Should the property, for reasons beyond our control (e.g. fire, theft, etc), not be available on the date booked or the property is not available for holiday letting, all rent and any charges paid in full by you to us will be refunded in full. You accept that you will have no further claim against us.
· If the guests fails to arrive on the agreed date & the Owner does not hear from the guest or a representative of the Guest within 48 hours of the arrival date, the Owner will consider the booking to have been cancelled by the Guest. The terms of Condition 3 of these Terms & Conditions will then apply
· We accept no liability for any accident, damage, loss, injury, expense, or inconvenience whether to person or property which you or any persons may suffer or incur that arise out of the rental or is in any way connected with the rental
12. Damage Deposit & Policy
· Prior to staying at the property, a £200 damage deposit/bond will be paid by the guest in advance which will be fully refundable at time of check out after the property has been fully inspected by the owners & housekeeping team.
· We accept that occasionally accidents do happen and if any damage is sustained where a replacement or repair is required the guest will be liable for the payment of this in full which will be deducted from the damage deposit. Should the damage exceed this amount then the owners reserve the right to charge the guests further for this amount.
· The property will have been checked and cleaned before arrival but if you have any difficulties please contact the owner. Should you find on arrival any damage or non working items you agree to contact the owner as soon as possible to inform them of the details.
· If any breakages occur, you will let the owner know ASAP so that replacements can be made.
· Please note that if any smoking or vaping has been carried out at the property, the full deposit will be withheld to pay for the fumigation and deep cleaning of the fabrics, furniture and soft furnishings.
· The property is not on mains drains and has a septic tank. Therefore no items other than toilet paper is to be flushed as any other item will block and damage the septic tank and a full cost to repair this will be chargeable.
